Tarrant Appraisal District Introduces Improvements to 2025 Property Value Notices

FORT WORTH, TX (April 14, 2025) — Tarrant County property owners receiving their 2025 appraisal notices may notice a change in the format this year. With the transition to VariVerge as our print vendor, notices will now be printed on white paper instead of the previously used colored format. This change is part of an initiative to enhance operational efficiency and transparency. In addition to the updated appearance, the new printing process is expected to result in significant cost savings—over 6%—ultimately reducing the financial burden on taxpayers.

Understanding Your Value

For many homeowners, the 2025 tax year includes a freeze on residential property values as part of the TAD Board of Directors' reappraisal plan. However, this does not apply to properties with new construction or added improvements, or increases to the appraised value as a result of the homestead cap. If you expected your value to remain the same but received an increase, it’s important to review your notice carefully.

What’s the difference between Market and Appraised Values?

Market value is the price at which a property would sell for if exposed for sale in the open market with a reasonable time for the seller to find a purchaser, both the seller and the purchaser know of all the capable uses of the property, and both parties seek to maximize their gains and neither is in a position to take advantage of the other. This value will only change due to new construction or added improvements.

Appraised value is the value or limitation of value allowed by chapter 23 of the tax code. This most commonly includes limitations of value for the 10% homestead cap, the 20% circuit breaker for non-homestead properties, or agricultural value. The appraised value cannot exceed the market value. For properties that have been protected from prior increases of over 10% for Homesteads or 20% for Non-homesteads, the appraised value will increase until it equals the market value. The reappraisal plan by law cannot change the percentage increases or limit it to 5%.

Who Receives an Appraisal Notice?

State law requires TAD to send an appraisal notice if:

  • The appraised value increased from the previous year.
  • The value is higher than what the property owner rendered.
  • A new property was added to the tax roll.
  • An exemption was reduced or removed.

If you believe your appraisal is incorrect, you have the right to protest. The deadline to file is May 15, 2025. We recommend you file electronically using the dashboard. However, you may also file by mail, or in person.
